Buyers Keep Bracing for a Bidding War. The Closed Sales Say Otherwise.

Across the twelve weeks ending August 30, 2026, homes sold across the territory closed at a median 100% of list price, not the runaway premiums buyers keep expecting.

Ask a buyer touring this territory what they expect to happen once they find a house they like, and most describe the same scene: multiple offers, a bidding war, a final price well above whatever number is on the sign.

Across 861 sales with pricing data, the median sale-to-list ratio came in at 100%. Homes are closing right at asking, on the whole, not blowing past it. The median sold price across that same window was $836,000, and the typical home took 49 days to sell, across 914 closings.

Layer in the share that actually went over asking and the picture holds. Of the 861 priced sales, 44% closed above list. That means a majority did not. A market where less than half of sales close over asking is not the free-for-all buyers walk in bracing for.

Where this gets genuinely interesting is speed, and it does not move the same way everywhere.

In Vienna, the median time to pending ran 61 days this period. That is a real stretch of patience for anyone watching a listing sit.

Burke told a different story. There, the median time to pending was 26 days, well under half that pace, inside the same twelve weeks, inside the same buy box.

Normally a gap like that would suggest one of those markets is simply cold and the other is on fire. But that is not what the broader numbers support. Sale-to-list sits at 100% territory-wide, and the over-ask share sits under half. Neither market looks like a bidding war. One is simply moving through the negotiation faster than the other.

That distinction matters more than it sounds. A slower median time to pending does not mean sellers are settling for less. It means the back-and-forth over price is happening before the offer, not after it, in the form of more patient shoppers rather than lower closing numbers.

For anyone selling in Vienna this period, that patience is worth planning around. A listing there is not going to move in a couple of weeks, and pricing it as if it will is likely to read as stale rather than fast.

For anyone selling in Burke, the opposite risk applies. Sitting on a price that isn't drawing interest costs real time in a market that is otherwise moving quickly.

For buyers, the takeaway cuts against the instinct to overbid on arrival. With a territory-wide median sale-to-list at 100% and fewer than half of sales going over asking, an opening offer at or near list price is not automatically a losing one. The pressure to stretch far past asking simply to be competitive is not what the closed data supports here, even if it is what the open houses feel like.

None of this is a forecast. It is a read on what already closed across nine ZIP codes over twelve weeks, and it is worth watching whether the next period holds the same shape. If Vienna's pace tightens or the territory's over-ask share climbs meaningfully past 44%, that is the signal the bidding-war expectation is catching up with reality. Until then, the closed numbers say something calmer than the narrative buyers keep walking in with.
