Vienna's Median Sale Price Climbed From $1,090,000 to $1,329,000 This Summer

Something shifted in Vienna this summer, and it isn't the kind of shift you'd guess just from counting sold signs on a drive through town.

A year earlier, in that same twelve-week stretch, the median sale price for a home in Vienna sat at $1,090,000. That was the starting line.

By the twelve weeks ending August 23, 2026, Vienna's median sale price had reached $1,329,000.

Vienna's median price rose about 22% compared with a year earlier, the sharpest move of any ZIP in the territory this period.

Homes sold in Vienna didn't keep pace with the price, though. The number of closed sales there fell about 17% compared with a year earlier.

Put those two together and the shape gets clearer. Fewer transactions, each one landing at a materially higher price, reads like a market where fewer sellers came to the table, and the ones who did found buyers willing to pay up for what little was actually available. It doesn't read like a market where volume itself is surging.

Meanwhile, the rest of the territory was living through a different story about time.

Clifton put buyers on a long runway this period. The median time for a home there to go under contract ran to about 68 days, the longest stretch of any market in this report.

Burke moved at another speed entirely. Homes there reached pending status in 28 days, a fraction of Clifton's wait.

Both of those figures describe the same twelve-week window, inside the same broader territory Vienna sits in. The gap between them is wide enough that no single line about "how fast homes are moving here" can honestly describe both places at once. Whatever pace a buyer or seller expects has to be set by the specific street they're watching, not by a territory-wide headline.

Across the territory as a whole, 960 homes sold in these twelve weeks, close to the 944 that sold in the same window a year earlier. That steadiness at the top level is exactly why Vienna's price move and the Clifton-to-Burke pacing gap stand out the way they do. When the whole doesn't move much, the pieces that do move are the story worth telling.

For anyone weighing a listing in Vienna, the data points to real strength this period. That doesn't mean every listing there sells at a premium. It means the buyers who did show up were paying more for less competition among sellers, and that's a different thing to plan around than a flood of new buyers.

For anyone shopping in Clifton, the roughly 68-day median to pending means the decision window is real. There's room to see more than one house before an offer has to go in. A buyer working Burke doesn't get that same runway. Twenty-eight days is a short clock, and a house worth serious interest there isn't going to sit around while someone decides.

What's worth watching from here: whether Vienna's sold count keeps sliding while price keeps climbing, which would say the market there is thinning out at the top, or whether the two lines start moving together again. And whether Clifton's longer wait to pending holds as a real gap against the rest of the territory, or was just how this one period broke.
